What is the Kalamazoo County Accommodation Tax?
The Kalamazoo County Accommodation Ordinance levies a five percent (5%) excise tax on the total charge for accommodations upon all persons engaged in the business of providing rooms for dwelling, lodging, or sleeping purposes to transient guests. This tax is levied to raise money to support convention and entertainment facilities owned and operated by Kalamazoo County, and to promote and encourage tourist and convention business within the County.
Since its enactment in 1975, the Kalamazoo County Accommodation Tax has reinvested millions in programs and partnerships designed to support the County’s tourism industry.
What is a Short-Term Rental?
A Short-Term Rental, also known as a vacation rental, is the rental of dwelling unit for periods of less than 30 consecutive days per occurrence. All individuals and businesses that rent a dwelling unit for a period of less than 30 consecutive days are subject to the Kalamazoo County Accommodation Ordinance, including short term rentals.
When is the Accommodation Tax due?
On or before the fifteenth (15th) day of each month, all persons subject to the Kalamazoo County Accommodation Ordinance are required to report revenue subject to the Accommodation Tax and remit payment for the tax due at the time of filing their report. If there was no rental activity for the entire month, you are still required to submit the completed Accommodation Tax form.
How are penalties and interest calculated on late payments?
PENALTIES: Any person who fails to remit the tax or violates the reporting requirements imposed by the Ordinance will forfeit an additional five percent (5%) of the unpaid tax per month, or fraction thereof after the due date, until paid. This penalty shall not exceed twenty-five percent (25%) of the unpaid tax.
INTEREST: Delinquent taxes shall draw interest at the rate of one percent (1%) per month or fraction thereof after the due date, until paid.
What happens if I don’t report and pay Accommodation Taxes?
Failure to report revenue subject to Accommodation Tax shall subject a property owner and/or their authorized agents to audit. Per Section 6 of the Kalamazoo County Accommodation Ordinance, all persons engaged in the business of providing rooms for dwelling, lodging, or sleeping purposes to transient guests shall upon reasonable notice, provide access to books and records necessary to enable the County Treasurer to determine the correctness of any report filed and amount of taxes due.
In addition, if the tax imposed under the Accommodation Ordinance remains unpaid for more than ninety (90) days after the due date, the County Treasurer may collect the tax in the same manner as a delinquent special assessment on property taxes, along with any associated interest, fees, and costs under the General Property Tax Act, 1893 PA 206, MCL 211.1 to 211.155.
Finally, the Accommodation Ordinance states that any person who violates any provision of the Ordinance shall be deemed guilty of a misdemeanor and upon conviction thereof shall be fined an amount not to exceed Five Hundred Dollars ($500.00) or imprisoned in the County Jail for a period not to exceed ninety (90) days, or by both such fine and imprisonment.
Is the County working with Airbnb?
No. Airbnb does not collect or remit lodgers’ tax to Kalamazoo County on behalf of property owners and/or authorized agents. It is the responsibility of property owners and/or authorized agents to report revenue and remit payment to the Kalamazoo County Treasurer to remain in compliance with the Ordinance.
Is the County working with Vrbo?
No. Vrbo does not collect or remit lodgers’ tax to Kalamazoo County on behalf of property owners and/or authorized agents. It is the responsibility of property owners and/or authorized agents to report revenue and remit payment to the Kalamazoo County Treasurer to remain in compliance with the Ordinance.
Can I pay by credit card?
Yes! We are able to accept credit card payments. The County assesses a 3% payment processing fee, in addition to any fees imposed by your credit card company.
Can I pay by e-check ?
Yes! You can select your e-check during checkout. In doing so, you authorize you bank to send the payment electronically to Kalamazoo County. The County does not pull the money from your account, ever.
I need to close my account. What do I do?
To close your account, please log into your account at https://kalcountyaccommodations.munirevs.com/ and navigate to the "Manage Your Accounts" section of your Business Center. Select the account you would like to request closure for. On the next page, click the "Closure Request Form" link. Complete the form and click "Submit". After submission, Kalamazoo County will be prompted to review your request.
How do I amend a return?
Please email trwhit@kalcounty.com and pafarm@kalcounty.com letting us know you need to file an amended return. In the email please include:
1) What business the amendment is for along with your six digit license/account number, and owner name
2) Period you need to amend (i.e. Q1 2021 form due April 30th)
3) If you overpaid or underpaid your original form
4) Brief explanation as to why the form needs to be amended
Once we receive this email we will review your account and send you further instructions.

Where are my tax forms? My Action Center is empty.
Your tax forms will be available on the 1st day of the month following the last day of the tax period. For example, the April 2025 tax form will be available in your Action Center on May 1st. If you do not see the forms you expected, simply contact GovOS support for assistance.
Can I manage multiple properties with one login?
Yes - to do so, click Add accounts from your user login under Manage Your Account(s). You will need your 6 digit Account Number and the GovOS Activation Code to connect to an existing property record.
Can a property have more than one user?
Yes, each property can have an unlimited number of users. Each user is required to provide the 6 digit Account Number and the GovOS Activation code to be authorized to connect to an existing property record.
I did not receive or I misplaced the letter with my activation code. What do I do?
Contact GovOS blt.str.support@govos.com or by phone at (888) 751-1911 for assistance. You will need to confirm account details to be verified for the account. To protect the security on property accounts, you will need written (e-mail) permission from a registered owner or officer of the property for us to provide you with a new activation code.
Can I file a Zero File tax return through GovOS?
To file a zero file tax form, select your tax form from your Action Center. Then, complete the required information on the remittance, including Gross Rents and any deductions. You will be prompted to confirm your desire to complete the return as a Zero File return.
What payment types are accepted by the County through GovOS?
The County accepts ACH Debit, or e-check as well as the following major credit cards: Visa, Mastercard and Discover.
Can I schedule a payment in GovOS?
For your security, GovOS does not store any payment information in the system. You will need to enter your desired payment information each time you check out.
How do I change the User on a Property?
All users need to register, just as you did, by going to the home page for that jurisdiction (i.e. https://kalcountyaccommodations.munirevs.com). They will click on the "Go" button under "New Users". They will also need the 6 digit account number and Activation Code for the property.
I forgot my password. What do I do?
From the Log In page, click the “Forgot your password” link and follow the instructions that will be e-mailed to the User’s registered e-mail address.
Do I have to login to GovOS to see my alerts and reminders?
No. All alerts are e-mailed to your authenticated e-mail address. When you login to the system, you will also see any open alerts that need to be addressed in your Action Center.
